Tenant screening services for landlords
Before approving a rental application, it's reasonable to want more information than a name and a move-in date. A tenant screening service can help you review available records in a format you can understand. NoBadTenants offers public-record background checks for landlords at a listed price of $25 per applicant.
Our service focuses on court and publicly available record information. It does not include a credit report or credit score. We aim to provide clear summaries rather than a pile of raw search results, and our target turnaround is about five hours when the needed information is available.
What is included in our tenant screening?
- Eviction record searches: available filings and case outcomes where accessible.
- Civil court searches: potentially matching lawsuits and judgments, with attention to record context.
- Public criminal court records: information available through lawful sources where coverage permits.
- Bankruptcy case records: available public case information where relevant and accessible.
- A plain-English summary: an explanation of possible findings and important limitations.
Not every county exposes the same records, and a screening result should never be treated as a guarantee that someone will or will not pay rent. Records can also contain errors, identical names, sealed information, or cases that were dismissed.
How to order a rental applicant screening
- Open our screening request form and enter your business contact details and the applicant information requested.
- Submit the request. The website sends it through Formspree, then opens the Stripe checkout for payment.
- Our team can contact you if more information is needed to identify a permitted and reliable search.
- We aim to return a clear report in approximately five hours, subject to availability and verification.
Important: Before ordering a tenant screening report, confirm that you have the legally required permission and a permissible purpose. Public-record screening can be covered by the Fair Credit Reporting Act even when there is no credit check. See the FTC's guidance for landlords.
How is this different from a tenant credit report?
Credit reports focus on credit-related data, such as accounts and payment information. NoBadTenants focuses on accessible court and public records. They answer different questions, and neither replaces lawful, consistent evaluation of an applicant. If you also need credit information, use an authorized credit-reporting provider separately.
Who is this service for?
Independent landlords, rental property owners, and property managers who need help understanding available public records during a legitimate tenant application process. The online request form is designed for landlords seeking a paid screening, not for general searches on neighbors or other individuals.
